VIVAT Rothenburg

Rothenburg-Grundstücks UG
Project No.: 201401

Project description

In 1981, this 3-part prefabricated building was erected in Oberlausitz. Since the closure of this former officers' barracks, no further renovation measures were carried out and the building became increasingly outdated.

Under the motto "here you can live carefree for life", all the residential units have been completely modernised and new life is returning to the property. Light-flooded rooms, an attractive façade, the installation of a lift system as well as a complete technical renewal meet every demand for living comfort for young and old.

Property location

Macro-location

The Upper Lusatia region of Saxony is located in the east of Germany in the tri-border area with Poland and the Czech Republic. It is an up-and-coming region which is constantly striving to counteract the exodus of its inhabitants. Upper Lusatia has been very successful in doing this so far, and almost one fifth of all Saxon companies are now located in this region, including well-known industry giants such as Li-Tec Battery GmbH & Co. KG, Vattenfall Europe AG and Siemens AG. Above all, jobs are created by companies from the metal and plastics processing industries, the food, drink and tobacco sector and energy and information technology, thereby promoting the desired structural change of the otherwise rural region.

Tourism also plays a major role in Upper Lusatia. The recreational value of the region is high and the number of guests is therefore constantly increasing. The varied landscape with many lakes attracts visitors with impressive cities such as Bautzen and Görlitz, extensive cycling and hiking trails and the peaks of the Zittau Mountains.

Micro-location

The small town of Rothenburg is located at the northern end of Upper Lusatia in the valley of the Lusatian Neisse River directly on the border with Poland. It is part of the district of Görlitz and has a population of around 4,600 today. Together with the Zittau/Görlitz University of Applied Sciences, Rothenburg has also developed a future strategy to strengthen the economy of the town and the region in the long term and to retain its residents. Rothenburg's well-developed infrastructure provides an ideal basis for this. There is a connection to the goods station in Horka eight kilometres away, a connection to the A4 autobahn at nearby Kodersdorf as well as the airfield to the north of the town. The airfield was used by the National People’s Army of the GDR as a fighter pilot training base until 1990 and attracted many families to Rothenburg. Today, it is cleared for civil aviation and cargo services up to 14 tonnes and is the destination of various air sports clubs and model flying meetings.

Rothenburg is surrounded by meadows, forests, wetlands and ponds. It also offers its residents modern medical facilities, a specialist clinic with a convalescent facility and a large sports complex with an indoor swimming pool, which is also used by the local police college. In addition, a lively club life has developed and there is an adventure leisure park as well as various annual events. The Rothenburg City Park, a baroque garden with old trees that was redesigned in the English style is a great attraction for tourists.

Südstraße is a quiet, low-traffic street which is located south of the town centre in the direction of Horka. The surrounding area is lightly developed with a mixture of single-family houses and larger apartment buildings. Shopping facilities are located about 600 metres away.
